Factory-built homes for councils and housing associations

Permanent homes for families in temporary accommodation.

Councils are paying record sums for nightly rooms that leave them with nothing. We deliver accredited, factory-built family homes that a council or housing association owns. Built in the factory while the site is prepared, then installed and handed over in one programme.

The case for permanent homes

Temporary accommodation is the most expensive way to house nobody permanently.

Every night paid for a B&B or a nightly let is money spent with nothing left at the end. The same budget, with grant, builds homes the council or housing association keeps.

£2.93bn

spent by councils in England on temporary accommodation in 2025-26

135,580

households in temporary accommodation at March 2026. A record.

How we work

You bring the need and the land. We bring the homes.

Step 1

Appraise the site

Send us a site. We come back with what fits, how many homes, the planning route and an outline programme.

Step 2

Set up the funding

We help you choose the route: council borrowing, grant, a housing association partner or a lease. Then we price against it.

Step 3

Build, install, hand over

Groundworks, module installation, connections, testing and a full handover pack. One team accountable in the UK.

Homes

Flats and family houses from one module system.

Each home is made from a small number of steel framed modules, finished in the factory. Plans and specification sheets are available on request.

The NuHome promise

Clear cover after handover.

A modular home is new to many housing teams. We keep the cover simple, so there is no reason to say no.

60 years

Assessed durability

The system is assessed under BOPAS to last 60 years with the stated maintenance.

2 years

NuHome defects cover

We put right defects reported in the first 2 years. Twice the usual 12 month defects period.

24 hours

Emergency response

Emergency call-outs within 24 hours, urgent repairs within 5 working days, routine within 20.

Product warranties for solar panels, batteries, heating, windows and doors are registered to the client at handover, with a maintenance manual and a resident guide for every home. Structural warranty provider details are confirmed per scheme.

Funding and partnerships

We help connect the capital to the delivery.

Most councils know they need homes. The hard part is the route to fund them. These are the routes we work with. We help structure the scheme and price against the route you choose.
